This involves considering the 'opportunity cost' – the potential investment gains forgone by choosing to pay down debt instead. Investment returns can vary widely based on the type of assets chosen and market performance. For example, a $100,000 investment over 10 years could yield substantially more than the interest saved on a mortgage, particularly if the average annual return is 5% or higher. However, investments inherently carry risk, and there's no guarantee of returns. Treasury bonds offer lower risk but also lower returns, while equities can offer higher returns but with increased volatility and the possibility of losses.

Ultimately, the decision requires a careful evaluation of one's financial situation, including retirement goals, the existing mortgage interest rate, and risk tolerance.
